A derelict Grade 2 listed rectory set the scene for a significant step up in 2017.

Located on Ordsall Park, just 3 miles from the city centre the site offered a holy trinity of attractive per unit cost purchase cost, incredible design potential from the historic building and the fact the area was undergoing significant change to support favourable end values.

Extensive repair work was carried out to the interiors and exteriors to restore the building in accordance with its listed status. The results of the meticulous planning and hard work are simply incredible from the restored staircases to the dramatic vaulted ceilings and the imposing renovated brick walls lit up at night across the park.

We achieved higher per sq ft values than expected and all 6 of the apartments were sold quickly to residents who fell in love with the building and it’s interiors which were designed in tune with the historic building while also being thoroughly contemporary. Dealing with a project like this that delivered for the company, investors and buyers alike, provided another proving ground for our criteria-led approach to site selection, design and ultimately to success.

The Rectory is simply the best apartment I’ve ever lived in. The attention to detail and the quality and style of the finish made it a must have!
